Billing and contract administration
Getting the money billed correctly and on time, and keeping the security that lets you collect it if the job goes sideways.
What this covers
- Schedule of values. Broken out so progress is defensible and front-loaded work is not left unbilled. Structured to match how the GC actually approves, which is not always how the contract reads.
- Pay applications. Assembled on the required cycle with continuation sheets, stored materials documentation, and the backup attached, so it does not come back for a missing lien release.
- Change orders. Logged from the moment of direction, priced, and tracked with the backup and the time and material tickets attached. Work performed on verbal direction gets papered the same week.
- Retainage. Tracked per contract and per statute, with release requested when the conditions are actually met rather than whenever someone remembers.
- Lien and bond notices. Calendared from first and last furnishing and served before they lapse. On bonded and public work, the separate bond claim clock is tracked alongside the lien clock, because they are not the same deadline.
- Closeout. Warranty letters, as-builts, operation and maintenance material, and final lien releases assembled so final payment is not held up by paperwork.
