G-02 Material procurement Buyout against the approved drawings. Purchase orders. Mill test reports collected and matched to heat numbers before the inspector asks. Expediting to your erection sequence, not to the mill's convenience.
G-03 Compliance and prequalification Certified payroll under Washington L&I filed on schedule. Intents and affidavits. Prequal packets built once and kept current. COI and additional insured endorsements checked against the actual contract language.
G-04 Billing and contract administration Schedule of values. Monthly pay applications. Change orders tracked with the backup attached. Lien and bond notices calendared and served before they lapse.

Washington lien deadlines.

Washington construction lien rights run on fixed clocks measured from the day you first delivered labor or material, and the day you last did. Miss one and the security is gone, whatever the contract says. Put your dates in.

Notice of right to claim lien

Served on the owner and the lender. Filed late, the lien still exists but only reaches what you supplied in the days immediately before service.

Lien recorded with the county

Ninety days after the last day you furnished labor, professional services, materials, or equipment.

Suit filed to foreclose

Eight months from recording. The lien expires on its own if nothing is filed.

Not a retainer. Not a percentage of your contract value. You send a defined scope, you get a fixed number back before anything starts, and you know what the administration costs before you sign the subcontract.

  2. We scope it and quote a fixed price for the package.
  3. We run it and hand back the finished deliverable, ready to go out.

The work goes out as yours. We are not named in the submittal, we do not contact your GC as ourselves, and we do not hold a relationship with your customer.

What a general VA cannot do.

A general virtual assistant can fill in a form. They cannot tell you that a connection detail changed between the IFC set and the approved shop drawings, that the mill cert you were sent is for the wrong heat, or why the GC has your deferred submittal due before the structural permit is issued.
